Renovating a flat is one of the most serious investments that property owners undertake. In 2026, the cost of renovations in Warsaw continues to rise - mainly due to the price of building materials, labour and a greater demand for comprehensive finishing services.
If you are planning to refresh your home, do a general refurbishment or finish from a developer, the following guide will help you to realistically assess your budget.
It is worth emphasising that all the prices presented in the article are the average cost of the complete works, i.e. labour together with the materials necessary for a given stage of the renovation. In this way, we present real approximate prices for the renovation that the investor must incur and what budget to prepare for. We avoid a situation in which the investor assumes that the quoted amounts concern only labour.
Why are refurbishment prices rising?
In recent years, refurbishment costs have increased by an average of 8-15% per year. For 2026, the impact is:
- higher labour costs - high demand for proven teams,
- rising material prices (plasterboard, paint, tiles, adhesives),
- greater popularity of LED systems and higher standard installations,
- requirements for electrical and plumbing installations in older buildings.
The renovation prices include both the work of the team and the materials needed for proper execution - such as primers, plaster, adhesives, grouts, profiles, plasterboard, soffits or small building chemicals. This is important, as additional materials often account for 15-30% of the total budget.
